Do I have to be a retiree to live at Royal Green?
For Mauritian citizens: No, you don’t have to be a retiree to live at Royal Green. You must be 50 years of age or above.
For non-citizens: The Government of Mauritius has since a few years now, introduced a retirement scheme for non-resident citizens. To be eligible for a residence permit for retired non-citizen, the applicant must be 50 years of age or above. However, a retired non-citizen who is the holder of a residence permit is not allowed to work in Mauritius.
All applications by a retired non-citizen must be submitted to the Economic Development Board (EDB), the Government agency in Mauritius which promotes investment into the country and also acts as a facilitator and a regulatory body. When is the right time to move into a retirement village?
Only you can decide when the time is right to move into a retirement village. Most people choose to move once they have retired and want to downsize the family home because it’s becoming too much to maintain. Royal Green is designed to meet the accommodation, social and recreational needs of over 50s.
Will I own my apartment at Royal Green?
We offer a different option to our residents: Long term-lease option, Life Right accommodation option, as well as an Investment.
A lease is a legally binding contract, signed by both the lessee and the landlord, obligating you to pay a specific rent for a specific period of time. If a lessee passes away during the lease term, the lease will be transferred to his/her heirs.
“Life Right” is simply the “right of occupation” of a unit in the development for the duration of the lifetime of the occupier.
The life right is a contractual agreement between the owner of the property/landlord and the life right holder. The landlord remains the sole owner of each unit.
The Life Right is available to persons 50 years and over, and when entering into the Agreement, your spouse or partner is covered by the same life right and may remain in the unit should you pre-decease her. However, your spouse or partner must meet the age criteria of 50 years and over.
The lease is acquired as under the long-term lease option. However, the lease owner places his residence in a rental pool which is managed by a Management Committee.

What does the monthly cost cover and does it increase every year?
The monthly cost covers the running costs of the retirement village. This includes but is not limited to, water and sanitation, security, garden services, shuttle services, housekeeping, laundry, satellite charges, 24-hours basic nursing services and WIFI in your apartment and public areas.
Electricity and telephone charges are billed separately and are based on the resident’s actual usage. Monthly costs may increase each year and are based on the actual cost of running the development.
Is there any age restriction for those living at Royal Green?
The apartment Owner, or at least one of the people living in the apartment, must be aged over 50 years.
Can we have guests stay with us?
Yes, absolutely you can. Your home is yours to share and we love welcoming family and friends into our property. There are of course some restrictions on the length of visitor’s stays. So, depending on the length of their stay, you may be required to obtain written approval from the Management. This is to ensure the safety and security of all residents.
Are visitors allowed to use the amenities?
Friends and family will be able to use the village facilities (swimming pool, fitness centre, etc) subject to the Management’s written approval. Meals will be billed upon consumption.
How safe and secure is the property?
One of the other big benefits of living in a retirement village is the peace of mind that comes from knowing you’re surrounded by like-minded people who are all looking out for you. It means if you want to leave at any time, it’s simply a matter of locking and leaving and knowing you have a community keeping an eye on things for you.
Our property is gated, and has 24-hour emergency call systems in place.
Is there an emergency call system in place?
Yes. All our apartments and common areas have a 24-hour emergency call system linked to emergency services who are able to access all places within the property.
Is insurance included?
Royal Green insures the buildings and all common areas. However, all other personal insurances is the responsibility of our residents.
Can I use the facilities for a private function?
The multi-purpose hall can be booked out for almost any occasion, you will just be required to book in advance.
What happens when I go on holidays?
You can rest assured your home will be looked after and your mail is secure. All we ask is that you please advise the Management of your period of absence. Kindly note that your monthly cost will still be billed during your absence.
How much do the yearly/monthly lease cost?
It varies depending on the size of the unit you occupy.
Do I have to provide documentation regarding my medical condition? If so, who will have access to it?
It is important that our staff do have access to information that may assist them in case of an emergency. Residents are requested to provide Management with such information. The information is only accessible to our care staff through Management.
Can I smoke in my apartment?
Yes, you can smoke but only on the balcony of your apartment, in order to comply with the current regulations. For the comfort of the co-residents, you are not allowed to smoke in any of the public areas.
Are your apartments pet friendly?
Unfortunately, pets are not permitted at Royal Green.
